Developers Reveal Luxurious Armani-Designed Condos in Sunny Isles Beach

Wednesday, March 02, 2016

You might know Giorgio Armani as a fashion and style icon, but would you pick Armani as a condo designer?

It’s true; Armani has designed a luxurious 60-storey condo tower on the Sunny Isles Beach seafront. They’re as stylish as his fashion and are selling for around $3.5 million each.

The sales center of the project, also by Armani, opened up on Thursday night February 22nd. An open-bar party was hosted by Jorge Pérez and Gil Dezer for all the potential buyers. Around 1000 people were expected and security adopted a strict “If they aren’t on the list they aren’t getting in” approach. Though some leeway was made with the plus-ones for people who were obviously buyers.

The menu was a mix of Miami and Italian cuisine and put together by top chef Martin Rodrigue. The menu may have been an expensive mix but it’s hard to top the whopping $1 billion total build cost of the condo tower.

The tower has 308 units and is situated at 18975 Collins Ave. It’s the latest joint effort of Perez’s Related Group and Dezer Developments. They also worked together to build many of the Trump and Ocean towers in Sunny Isles. Construction will begin this month and will finish creating the Residences by Armani/Casa by the end of 2018.

Dezer describes the whole thing as being city chic; something that you would see in Milan but in Miami. Dezer is also in charge of development on the Porsche Design Tower a little further south from the Armani condos.

Unfortunately the timing makes things a little troublesome. The sales have been said to be good so far but the slumping Latin American economy is having an effect on the condo market in South Florida.

Armani Casa Interior Design Studio, the designing side of Armani, designed the building in return for a fee. The main project will be an equal split between Related and Dezer, with César Pelli as the architect.

The total cost of the project is $1 billion, making the most expensive project built by Related.

Pérez reassured everyone that they aren’t just making use of the Armani name to sell these units. Giorgio Armani really cares about the project and is giving it his all. He understands and knows everything and is designing every little detail.

Even just the sales center could end up costing more than $10 million. The centerpiece of the center is a large reproduction of the kitchen, living room, master bedroom and master bathroom you’d find in one of the penthouse units.

Armani Casa designed every aspect of the kitchens and living rooms including a 90-bottle wine cellar and all the furniture in the living room, including the projector screen.

The bathrooms have his-and-her toilets for men who don’t want to worry about putting seats down. There are also walk in closets that are bigger than most studios at 300 square feet.

This Sunny Isles Beach project is to be the first condo tower Armani has put his name on in the US. This is according to Fabrice Gouffran, the managing director in charge of the home and hotels division of Armani/Casa.

Gouffran also said that Miami was chosen over places like Los Angeles or New York because of the beach there. Miami offers an unfettered and unfiltered look at the ocean and presents an almost unique opportunity.

The amenities in the condos are the kind of things that have become standard in expensive Miami projects. You can expect a concierge, dog walking service, a cigar lounge, a private chef and you’ll feel like you’re living in a hotel with room and maid service.

If you’re willing to drop the money for a $15 million penthouse then you even get a private audience with Giorgio Armani in Milan.

The condos start at $1.85 million and vary in size. They go from 1,800 square feet all the way up to the 6,500 square feet you’d see in a penthouse. All in all it’s an average of around $1,300 per square foot. Dezer says this is actually pretty cheap for the location of Sunny Isles. The last unit sold at the Porsche Tower came to $2,100 per square foot.

There are some other branded projects happening in the area including the Fendi-Château Residences found in Surfside and two Ritz-Carlton Residences; one of which is in Miami Beach and the other in Sunny Isles. Realtors believe that these recognised names help boost sales
